52-Unit Apartment Complex Rises at 800 S. Queen Street

Construction continues at 800 S. Queen Street for a 52-unit apartment complex where the former novelty retail store, Rebman’s, once stood. Concrete is now poured on the first two floors and work on the second-floor wall panels, interior first floor framing and second floor wall panel installation are projected to be completed early this summer followed by first floor plumbing rough-ins, second-floor trusses, and third-floor exterior walls.

Owner, OZFund, acquired the property in southern Lancaster City for $1,400,000 in April 2023. Warehaus rendered architectural design services and Harrisburg-based Steelworks Construction is the project manager.

OZFund is a federally qualified ‘Qualified Opportunity Fund’ (QOF) focused on investments within Central Pennsylvania’s ‘Opportunity Zones’ and the Mid-Atlantic region.

800 South Queen will be a four-story mixed-use building that includes space for a convenience/grocery store on the first floor and 52 rental units—a mix of studio, ones and two-bedroom units. Each apartment will offer a built-in washer/dryer, Wi-Fi, parking, and security. A vegetative green roof, featuring raised beds for growing fresh vegetables and flowers is also planned to help address stormwater runoff.
